Environmental Site Assessments

Environmental site assessments have become a part of normal due diligence on commercial and industrial real estate transactions. Arkose Environmental works on behalf of both buyers and sellers to identify environmental issues concerning property. To ensure our work meets the highest standards, we follow industry-recognized ASTM guidelines and the US EPA "All Appropriate Inquiries" rule for performing site assessments. HUD MAP Site Assessments

Arkose Environmental has the capabilities to perform assessments in accordance with the US Department of Housing and Urban Development (HUD) Multifamily Accelerated Processing (MAP) guidelines. Some of the HUD specific environmental concerns include:

  • Lead-Based Paint

  • Excessive hazards from Smoke, Fumes, Offensive Noises or Odors
  • Operating Oil & Gas Wells within 300 Feet of Existing Construction or 75 Feet of New Construction

  • Day/Night Noise Level (DNL) Calculations
  • Construction in a Flood Hazard Area

Property Condition Assessments

Understanding the condition of a structure, as well as the major building systems and components, can be critical to determining the economic viability of a commercial real estate transaction. Arkose Environmental partners with Intervest Engineering and Development, Inc. to provide Property condition assessments that meet the standards and requirements of ASTM Practice E 2018 and include the condition, life expectancy, and repair/replacement budgets for:

  • Grounds & Surface Lots Adjacent to the Building
  • Common Plumbing
    (Including Hot Water Heaters)
  • Finished Areas
  • Roof Systems
  • Electrical Services
  • Interior/Exterior Walls
  • Floors
  • Windows
  • HVAC Units
  • Heating Units

When possible, the property condition assessment report will include interviews with management and maintenance staff and/or providers of maintenance contracts on key equipment. A property condition assessment can be completed as a standalone assessment or in conjunction with the completion of a Phase I Environmental Site Assessment.
